POSITION OVERVIEW

This role oversees every aspect of the investment process, including investment sourcing, underwriting, market research, asset management, due diligence coordination, term sheet drafting and negotiations, closings, and investor relations. Responsibilities include supporting the acquisitions and asset management teams and collaborating with expatriate staff from Japan on financial modeling, budgeting, and assessing potential and current projects.

RESPONSIBILITIES
Acquisition & Asset Management, and Investor Relations

  • Provide direction and oversight to the team on deal terms and investment structuring to enhance returns and mitigate risks.
  • Prepare reports and financial models to ensure investment structuring concepts are addressed in underwriting.
  • Conduct due diligence, negotiate key documents, and manage interactions with various internal and external parties.
  • Collaborate with other departments to ensure adherence to company procedures.
  • Actively manage assets by reviewing asset management reports to mitigate risks and enhance returns.
  • Assist fundraising and investor relations teams with analyses of investment opportunities.
  • Source and manage assets in line with the company’s investment strategy and underwriting criteria.|

Financial Analysis, Business Strategy Planning, and Reporting

  • Prepare ad hoc portfolio and asset-level analysis and reporting.
  • Advise senior management on investor sentiment, market perception, and potential risks.
  • Monitor and analyze industry trends, market conditions, and competitor activities.
  • Prepare financial analysis, including modeling and forecasting, to support investor presentations and decision-making.
  • Collaborate with the finance and accounting teams for accurate financial reporting.
  • Assist with financial modeling for development, acquisition, financing, leasing, and disposition strategies.
  • Provide financial updates, market research, and portfolio management support.

Expat Liaison/Coordination

  • Coordinate with expatriate employees on approval processes for acquisitions, asset management, and dispositions.

 

REQUIREMENTS

  • Exercise discretion and independent judgment under general supervision.
  • Seek continuous improvement and maintain high ethical standards.
  • Communicate issues and solutions to management.
  • Ensure effective communication with management and external contacts.
  • Comply with company policies and maintain a clean, safe working area.
  • Bachelor’s degree in Real Estate, Finance, Business, Economics, Accounting, or a related field. (MBA or CFA preferred)
  • Minimum of 7 years of relevant real estate investment experience.
  • Strong understanding of real estate investment strategies, financial analysis, and capital markets.
  • Experience in underwriting complex transactions at investment banks or private equity firms.
  • Excellent communication skills, both written and verbal.
  • Ability to build and maintain relationships with investors, analysts, and partners.
  • Proficiency in financial modeling and data analysis tools.
  • Knowledge of regulatory requirements related to investor relations.
  • Strong project management and organizational skills.
  • Proficiency in Japanese (Read/Write/Speak) is required.
