POSITION SUMMARY
Our client is seeking a highly skilled Property Asset Manager to optimize and manage the performance of their real estate portfolio. This role requires financial acumen, strategic planning, and expertise in property management.
RESPONSIBILITIES
Develop and implement asset management strategies to maximize property value and NOI.
Monitor market trends and conduct financial analysis to support existing and new investment decisions.
Making and reviewing cash flow and financial models of potential investment properties.
Oversee leasing activities, tenant relationships, and contract negotiations with Asset management and Property management companies.
Coordinate with asset management and property management teams to ensure optimal operations and maintenance.
Business trip around US cities to see on site inspections for our real estate portfolio and have meetings with AM, PM companies and various business partners.
Prepare financial reports, budgets, and performance analyses.
Identify opportunities for property improvements, renovations, and repositioning.
Manage risk assessments and ensure compliance with regulations and company policies.
Collaborate with investors, lenders, and other stakeholders to align business goals and enhance portfolio performance.
Report to Japanese VPs (1st appraiser) and US Country Head (2nd appraiser).
REQUIREMENTS
Bachelor’s degree in real estate, Finance, Business Administration, or related field.
Minimum 5 years of experience in property asset management, particularly in managing multi-family apartments and other assets.
Highly skilled in market research and strong relationships with various sources.
Strong analytical, financial modeling, and problem-solving skills.
Excellent negotiation and communication abilities.
Proficiency in property management software and financial reporting tools.
Knowledge of local real estate laws, regulations, and market dynamics.
Ability to manage multiple properties and work collaboratively with various teams.
Communication abilities to report business status of investment properties timely and accurately to Japanese VPs and US Country Head.
PREFERRED REQUIREMENTS
Certification in real estate or property management (e.g., CPM, CCIM, RICS).
Experience with commercial, residential, or mixed-use properties.
Strong network within the real estate industry.
